Is a consultant the same as an real estate agent?

No, a consultant is not the same as a broker. A broker has more powers, has direct access to the land register and other data and is liable. But a consultant is more flexible, can work more easily with multiple brokers and is ultimately more of a 'Jack of all trades'. His or her field of work is broader and only therefore can be of interest to customers.

What are the additional costs in case of purchasing?

Additional costs include the broker's commission, notary fees, a number of fixed fees for registration and transfer tax. In case of non-command of the Italian language, an additional amount is added for the compulsory translation of the deed into English, the presence of the interpreter and the presence of a bilingual witness during the signing of the purchase deed at the notary.

 

Do you also mediate in rental?

No, this is not really our sport. In the event of a purchase, however, there is regularly an alternative construction such as Rent-to-Buy. Purchases with a deferred payment or payment in parts also occur. We always find a solution in consultation with sellers and in close consultation with the Notary.

What is the function of a broker

In principle, a broker stands between the two parties. It is therefore more of a mediator who represents the interests of all parties as well as possible. It is of course also possible to engage a broker who only represents the interests of the buying or selling party. Incidentally, this is increasingly common in practice. The broker's commission is calculated on the purchase price and is 3%.

How is transfer tax calculated?

The transfer tax is calculated on the cadastral value of the object as recorded in the 'visura', the cadastral passport of the house. The transfer tax has little or no relation to the sales price. We have these costs calculated in advance by the notary so that the customer knows where he stands.
